West Belconnen family homes
Higgins, ACT is in west Belconnen and was developed during the district’s 1970s expansion. Its housing is predominantly detached family homes.
Eaves and fascias
Eaves and fascias are easy to overlook until paint is flaking off them. They protect the roof edge and rafters from weather, so we scrape back, prime bare timber and finish with a quality exterior system. If eaves linings are fibre-cement in a pre-1990 home, they may contain asbestos and are cleaned gently rather than sanded.
Higgins homes and the western sun
Higgins sits on Belconnen’s western side, and many of its homes have elevations that take the full afternoon sun. That is where exterior paint chalks and fades first, and where timber fascias and barge boards dry out and split. When we quote, we look at each elevation separately; it is often sensible to give the west and north sides extra preparation and a top-quality exterior system, even if the shaded sides only need a lighter refresh. Lighter colours also stay cooler and fade less noticeably in full sun.
Materials of the era
Some fibre-cement sheeting installed before the 2003 asbestos ban may contain asbestos, so we never sand, drill or water-blast it. More on painting in Belconnen.

Higgins painting FAQs
Do you paint eaves only?
Yes. Eaves and fascias are a common standalone job.
Our eaves might be fibro. Is that a problem?
Not if they’re sound and left undisturbed. We clean them gently and never sand pre-1990 fibre-cement.
Why is one side of our house so much more faded?
Usually because it faces the afternoon sun. UV and heat break down paint fastest on west-facing walls.
Nearby suburbs we also paint
Higgins is part of Belconnen. Belconnen was one of the first districts built outside Canberra’s original city. Many of its homes are now forty to fifty years old and due for a proper exterior repaint. See all the Canberra areas we paint, or read our guide to painting costs in Canberra.
