New homes on Canberra’s northern edge

Casey, ACT was developed from around 2010 in north-west Gungahlin. Its homes are contemporary, mostly detached houses and townhouses with rendered or clad facades, open-plan interiors and square-set or simple cornice details.

Because the homes are relatively new, they don’t need the heavy preparation of older houses. They do often need the builder-grade paint replaced with something tougher, and the small settlement cracks that appear in the first years filled properly.

Settlement cracks, done right

Hairline cracks at cornices, around door frames and at plasterboard joints are common as new homes settle and as Canberra’s seasons swing between hot summers and cold winters. Simply painting over them doesn’t work: they reopen. We rake them out, fill with flexible products and spot-prime before the topcoat. If your home is still under a builder’s warranty, report significant cracks to the builder first.

Before work starts

Small settlement cracks are normal in the first few years; flexible fillers help stop them reappearing. More on painting in Gungahlin.

Casey painting questions

Why are cracks appearing in our new home?

Some fine cracking is normal as a house settles and as materials move with the seasons. Larger or growing cracks should be raised with your builder.

Can you paint over the builder’s paint?

Yes. We clean, repair and spot-prime first, then apply quality topcoats. Builder-grade paint is usually a sound base.

How long should we wait after moving in?

There’s no need to wait if the paint is marked. Some owners wait a year or two for the house to settle before a full repaint.
